The project consists of a East and West retail podium. Each two-story retail podium houses large format digital signage facing Market Street to capitalize on Philadelphia's new signage ordinance. The project includes a new 321-unit market rate residential 15-story tower, which sits on top of a programmed outdoor amenity roof deck of the East Podium. Below the East and West podiums is an underground parking garage. Below the existing 11th Street Building is a centralized loading dock for the entire project, along with additional underground parking. Access to the garage and loading is from a common ramp off of 12th Street within the footprint of the western podium, thus mitigating its impact to the pedestrian experience. There is a second parking garage entrance only off of 11th Street within the eastern podium. The project also includes new sidewalks, a new Ludlow Street surface and landscaping.
